uPVC windows are low-maintenance, not maintenance-free. The good news: what needs doing takes you about an hour, twice a year. Here is exactly what, with what, and how often.
Cleaning the frame
Twice a year is enough for most homes. If you live on a busy road, near the coast or under trees, make it three or four times.
- Rinse the frame first with plenty of lukewarm water. This washes away sand and grit. Start scrubbing straight away and you grind those particles into the surface.
- Wipe it down with a soft cloth or sponge and a little mild soap (all-purpose cleaner or plain washing-up liquid).
- Rinse off with clean water and dry with a soft cloth.
Do not use: scouring pads, scouring powder, acetone, thinners, aggressive glass cleaners or a pressure washer. They damage the surface or the foil, and that cannot be undone.
The seals
The rubber seals are what make your window close wind- and watertight. Include them when you clean, and once a year treat them with a little silicone spray or acid-free vaseline on a cloth. That keeps them supple so they do not dry out or crack.
The hardware
The hinges and locking gear need a drop of acid-free oil on the moving parts and locking points once a year. Open and close the window a few times afterwards so the oil spreads. Is a window stiff to close? Often the hardware has simply drifted out of adjustment, which can be corrected with an Allen key. If you are unsure, give us a call. We will come and look.
The drainage slots
This is the one most often forgotten. There are small slots along the bottom of the frame that drain rainwater away. If they clog with leaves or dirt, water sits there and can run inside during heavy rain. Check them every time you clean and clear them with a toothpick or a piece of wire. Nothing sharp and metal.
The glass
Ordinary glass cleaner, or water with a splash of vinegar. Take care not to scrape along the sealant edge with a squeegee. If you see condensation between the panes, that is not dirt but a failed sealed unit.
The year in short
- Spring: clean frames and glass, check the drainage slots, grease the seals.
- Autumn: clean again, oil the hardware, check everything still closes tightly before winter.
That is all there is to it. Do this faithfully and your windows will still look good in twenty years, and your warranty stays intact.
